LEASING ACTIVITY will remain slow through much of 2010, although large (20,000+ SF) transaction volume is relatively high at the time. The typically active 10,000 SF and under category is notably slow, and the bulk of small activity has been in the “incubator” category of 500-2,000 SF


OVERALL VACANCY will likely rise slowly through 2010-2011, with the increase in demand closely trailing availability. Subject to major movement by larger tenants, we do not anticipate vacancy rates to rise or fall dramatically over the near to mid-term horizon

CONSTRUCTION: will remain slow, with little to no new lab creation in the next couple of years. Save for the Campus Pointe redevelopment in UTC and the Sanford Consortium project in Torrey Pines, we expect lab construction to remain limited to tenant improvements. Construction costs remain historically low and tenants are advised to take advantage of this opportunity to address refurbishment and/or modification needs
